Airspace Surveyor in Maldon

An airspace development adds new residential floor area on top of an existing roof. In Maldon, the work mostly involves upward extensions on detached and semi-detached homes, with smaller rooftop schemes on older blocks near the High Street. Our role covers the existing residents below the development, the schedules of condition that record each property before construction starts, and the day-to-day liaison that keeps the build moving.

Building Above Existing Structures in Maldon

The town of Maldon is mostly suburban, with detached and semi-detached homes across the streets running off Cromwell Hill and Spital Road, bungalows scattered through Heybridge and the outer estates, and pockets of older properties near the High Street. The most common airspace project type here is a bungalow conversion or single-storey home raised to two storeys, followed by side-and-up extensions on semis. A small number of rooftop schemes come forward on the older flats closer to the town centre. Our Essex team covers Maldon alongside Heybridge, Witham, and the wider Maldon District.

The practice is RICS regulated and our surveyors carry over 30 years of combined residential extension and rooftop experience. Schemes typically need party wall services where the new structure ties into a shared wall with adjoining homes.

Airspace Developments

As well as providing daylight, sunlight and rights of light advice, our role would be to make contact with the occupants of the existing building to establish any concerns regarding the development. We will work closely with the professional team to identify the initial questions and look at how these can be addressed.

It is our experience that maintaining the same point of contact for the duration of the project offers the existing occupants’ reassurance and continuity.

How does an airspace surveyor work in Maldon?

Two project types come through Maldon. The first is a homeowner raising a bungalow or adding a storey to a semi, where the focus is the Party Wall etc. Act 1996 procedure, neighbour relations, rights of light risk on adjoining homes, and protection of the existing structure during construction. Party wall notices are served on every adjoining owner where a shared wall is involved.

The second is a developer adding flats above an existing residential block, where the role widens to full occupant liaison. We make initial contact with each leaseholder, hold attended meetings to talk through plans, prepare Schedules of Condition for the flats directly below the new units, and act as the named point of contact through the build. Practical site issues, scaffolding, deliveries, parking, access, get resolved as they arise. The free initial assessment covers feasibility and the supporting workstreams for the project.

Airspace work in Maldon typically sits alongside daylight and sunlight, rights of light, and party wall workstreams on the same scheme. The same surveyor stays on the project from instruction to completion.

Over the past four years, CHP have worked very successfully with us in their capacity as party wall surveyors. Through his calm, sensible approach and excellent communication skills James Crowley, in particular, gained the trust and confidence of the entire team and stakeholders. Looking forward to working with CHP again.”

Why does occupant liaison matter on a Maldon airspace project?

Occupant liaison is the difference between an airspace project that finishes cleanly and one that runs into disputes. The residents below live with the noise, the disruption to access and parking, and the worry about damage to their flats. Without one named surveyor for them to raise concerns with, those issues escalate fast.

Strong liaison and a thorough Schedule of Condition deal with most of this before it starts. Residents get one contact, the developer gets a structured process, and the Schedule provides documented evidence if a damage claim is later made. Planning sits with Maldon District Council, and airspace development advice covers the wider feasibility picture for the site.
