The Party Wall etc. Act 1996 fixes notice periods at two months for party structure works and one month for excavations within the relevant proximity thresholds. The building owner generally covers reasonable fees on both sides. For Basingstoke projects, particularly those running on tight planning consents from Basingstoke and Deane Borough Council, getting party wall in motion early reduces risk on the build.
