Party Wall Surveyor in Bromley

Bromley’s 1930s suburbs across Bromley, Beckenham and Orpington, Victorian property in Chislehurst and Bickley, conservation areas, and modern infill generate steady party wall work. The Party Wall etc. Act 1996 governs notifiable works. Our London head office in SE1 covers Bromley across south-east London. The London Borough of Bromley’s area generates frequent instructions on suburban extensions, refurbishments to Victorian property, and infill development across the borough.

The Party Wall etc. Act 1996 in Bromley

The Party Wall etc. Act 1996 applies on a wide range of Bromley projects. Rear and side extensions to the borough's extensive 1930s suburban stock across Bromley, Beckenham and Orpington, refurbishments to Victorian property in Chislehurst, Bickley and the surrounding conservation areas, basement digs on larger detached stock, and infill development consented by the London Borough of Bromley all routinely require notice.

CHP Surveyors has been established since 2004 with offices in Wickford, London and Hampshire. Our London head office at Boundary Row in SE1 is RICS regulated and delivers specialist chartered surveying on dense urban sites with technical depth. Bromley coverage extends from Bromley town and Beckenham through Chislehurst, Bickley and Orpington to Penge and Petts Wood. Many extension projects also pair with daylight and sunlight reports at the planning design stage.

James Crowley is the past London and National Chair of The Pyramus and Thisbe Society, an organisation with a great interest in party wall and neighbourly matters.

Having been involved in projects across the UK for both domestic properties and larger, city centre developments, we have experience and knowledge of the more complicated methods of construction, including temporary restraint works, piling to form a triple basement and jet grouting. We have also negotiated licences for the use of scaffolding and tower cranes.

How does CHP approach party wall work in Bromley?

For Bromley party wall work, the approach starts with a free initial assessment by a qualified surveyor from our London office. The conversation covers the proposed works, the relevant sections of the Act, and the notice strategy. Bromley projects typically involve party structure notices for suburban extensions to 1930s stock, line of junction notices for new boundary walls on infill plots, and section 6 excavation notices for any deep foundation work close to adjoining buildings.

After the assessment the surveyor drafts and serves the statutory notices, manages adjoining owner responses, and produces a detailed schedule of condition with photographs and full written notes. For Chislehurst conservation property and Victorian stock the schedule includes additional detail on materials and any visible defects. Where the matter is agreed paperwork stays proportionate. Where dispute arises the party wall award is drafted properly and served. Building owners and adjoining owners across Bromley get continuity from instruction to final document.

Over the past four years, CHP have worked very successfully with us in their capacity as party wall surveyors. Through his calm, sensible approach and excellent communication skills James Crowley, in particular, gained the trust and confidence of the entire team and stakeholders. Looking forward to working with CHP again.”

How early should I instruct a party wall surveyor in Bromley?

On a Bromley project, three months ahead of the planned start on site is sensible for most party wall instructions. A party structure notice must be served at least two months before works begin. A section 6 excavation notice requires at least one month. Earlier instruction gives time for adjoining owners to respond, surveyor appointments to be made, and any award to be drafted properly without rush.

Late instruction usually costs more, not less, since rushed notices can be challenged as invalid and force a restart of the statutory periods. The building owner generally covers reasonable surveyor fees on both sides under the Act. For Bromley projects, particularly suburban extensions affecting close neighbours and basement work, an early free initial assessment reduces risk on both sides.
